All letting agents MUST be a member of a redress scheme. The Enterprise and Regulatory Reform Act 2013 came into force on 1 October 2014, requiring all letting agents and property managers (England only) to register with an approved redress scheme.

Before you can bring a complaint to a lettings ombudsman, you must have requested a copy of the letting agent’s internal complaints procedure and go through that process first. If the letting agent does not provide you with a copy of their internal complaints procedure, you can then contact the lettings ombudsman. The ombudsman will then attempt to mediate the dispute.

What are the Lettings Redress Schemes that Tenants can use?

There are 3 schemes:

  • The Property Ombudsman Limited
  • Ombudsman Services
  • Property Redress Scheme

You can search these 3 schemes online for your Letting Agent and follow their complaints procedure to recover unfair letting agent fees that you have paid.
